About The Grand Club

One of the most successful developments in Palm Coast is Grand Haven, a gated golfing community. Originally developed by Lowe, it was purchased in 2001 by The Landmar Group. Hampton Golf, through a close partnership with Landmar operates the Grand Haven Golf Club, a remarkable Jack Nicklaus Signature Course. To spur home site sales, Landmar astutely converted the semi-private course to a private course, enhancing the value of all properties in Grand Haven and accelerating the build out schedule. The resulting increase in property values has made Landmar, homeowners, and investors very happy. Attesting to the draw of the newly private club, the initiation fee at Grand Haven has grown from $10,000 in 2000 to $35,000 in 2005.

Encouraged by the Grand Haven success, Landmar is pursuing several additional developments in the Palm Coast area. Under various stages of planning and permitting are a Marina/Yacht Harbor/Condominium project, a Fly-In Community (with a professional tennis amenity), a River Club, an Equestrian Community, and a Beach Club.

Taking the cue from the success of the Grand Haven strategy, Landmar conceived The Grand Club as a pool of amenities available to all of their property owners. Founders memberships in the Grand Club are currently available to anyone owning property within a Landmar community. Founders memberships are non-recallable and may be transferred when a property is sold. Separate from Grand Haven’s private course, The Grand Club currently consists of three semi-private golf courses (Matanzas Woods, Pine Lakes, and Cypress Knolls). As new Landmar communities come on-line with their associated amenities, residents will be offered the opportunity to join The Grand Club. The club itself will grow to include the new amenities. Members can opt in or opt out of the smorgasbord of amenities. The initiation fee for a Founders Membership is $7500 (as of 1/1/05). This fee is returnable (less a $500 transfer fee) upon membership transfer. The new member will be responsible for paying the initiation fee in effect at the time of transfer.

Landmar has committed several million dollars to improve the three courses. It has closed Cypress Knoll for one year for course renovations and construction of a new clubhouse. With Cypress Knoll’s planned reopening in the fall of 2005, Matanzas Woods will be closed, also for course renovation and a new clubhouse. One year later, Pine Lakes will be closed for course renovation plus extensive renovation of the existing clubhouse. Once all the courses are renovated, The Grand Club courses will become private.
